French Properties Direct is a UK based limited company founded by Sue Adams, who has worked for over 20 years in the residential property sector, both in the UK and in France.
While working in French estate agency it became obvious to Sue that more could be done to enable vendors sell their French home without having to incur huge estate agency fees. There is already a lively market in private property sales in France with almost 50% of homes being sold this way. Historically, this has tended to be between French nationals who understand the legal system and speak the language. However, in the age of the internet it is now easy for anyone to advertise their house worldwide, attract potential buyers and sell their home privately.
Control where your advert appears and what it says about your property. Deal with every enquiry directly and have the ability to answer all your buyer’s questions accurately. Pay a small up-front fee, confident that we will not ask you for commission once your property is sold.
Selling your apartment, house or chateau privately has worked for thousands of people and it can work for you too. We will support you throughout the process.
Get regular property updates and know that when you make an enquiry you will be put in direct contact with the owner who can tell you what you want to know. Arrange to view a property when it is convenient to you, confident in the knowledge that an agent is not going to waste your valuable viewing trip showing you properties you do not want to see. Finally, when you agree a purchase, know that we are not going to then ask you (or the seller) for commission.
Buying a property privately has worked for thousands of people and it can work for you too. The French notarial system is designed to manage the purchase formalities from start to finish without the need of an agent.
All you need is a little bit of help...which is where we come in.
Respected Property Portals
We only use major, respected, international property portals including Rightmove, Zoopla Property Group, A Place in the Sun and Greenacres, which are optimised to appear at the top of search engine pages and which load and present your property quickly and professionally. This ensures that your house is seen as widely as possible yet without the risk of your property advert appearing tired and overexposed.
Worldwide marketingThe portals we use, although mainly English language, are downloaded all over the world. We attract buyers from Russia, Asia, the Americas, Africa and, of course, throughout mainland Europe as well as from the UK and Ireland.
The internet never sleeps, so your adverts continue to be downloaded and read somewhere in the world 24 hours a day.
Additional sales tools
We realize that once we forward you an enquiry from a potential buyer your work is just beginning. So we create a brochure for your property which you or your buyer can download from the website and print off. We also give you a Tiny URL link to your own advert on the internet which you can copy and paste into e-mails you send potential buyers. This all enables you to send relevant information to potential buyers quickly and easily.
Answering your questions
If we can’t help you, we know someone who can. We can provide you with guidelines and tips for buying and selling property in France and, when the questions get a bit more technical, we will put you in touch with individuals or organisations who will provide the help or answers you need.
Besides this, our vendors receive regular updates on changes in the law, the state of the market, or simply the benefits of shared experience.
What goes into your advert
When you place an advert with us you can add up to 30 photographs and a video or drone photography. We can add a link to your own website(s) or to other websites marketing your property. If you have designed your own brochure we can also add a link to that. Your property can be shown on a map as precisely as you want it to be plus we can add floor plans and site plans. And we will help you with the wording of the advert or layout if you would like us to.
The power of networking
Apart from property portals we use social networking and we undertake regular, targeted, paid for marketing campaigns with Facebook. We also have our own database of clients which ensures that your property is seen by everyone registered with us who is looking for a property like yours. And we keep in touch with them - making sure that once someone has contacted us about your property we do not lose track of them.
We are members of the Association of International Property Professionals and through this membership we also subscribe to The Property Ombudsman’s scheme which is designed to protect buyers and sellers of property at home and abroad.
Our membership is voluntary and we subscribe to the AIPP’s professional code of conduct in what is a largely unregulated international property market because we want to reassure our clients that we will act with integrity and accountability.
We work closely with respected partners to help our clients access relevant professional help and advice should they need it. Our core partners are:
Kentingtons - registered tax and investment advisers
Foreign Currency Direct – international currency exchange specialists
International Private Finance – mortgage brokers
All are respected practitioners in their field of specialism.
Here is a testimonial from December 2019:
“We used French Properties Direct to help us save approximately Eur 6,000 on agency fees. Within three weeks we had received several high quality enquiries which translated into two offers, one of which we accepted. We would highly recommend French Properties Direct and would definitely use again in the future.” KG, Vienne
We recognize that every client of ours is an individual. We are not a highly automated web site; we are a marketing company which harnesses the internet to achieve results. As a result most of the responses you get from us will be generated by a human being not a computer. And if you ever have a question we are just a phone call or an e-mail away…..
Finally…the small print.
