This beautifully presented three bedroom/three bathroom town house with a private courtyard is being sold with the option to also buy the furniture and furnishings. It was recently completely renovated and then professionally furnished with the work being signed off in 2017. In the heart of the popular village of Monsegur, the house is within walking distance of shops and services and is close to the iconic market place and to walks around the town's ramparts.
The ground floor comprises one large open plan area which has been cleverly divided to create an entrance lobby, generous sitting and dining areas and a contemporary kitchen with glazed doors opening to the courtyard. From here there are stairs up to the first and second floor and down to a large cellar with plenty of room for white goods and wine storage.
The first floor comprises two spacious guest bedrooms and two bath or shower rooms. One bedroom is en-suite. The second bedroom and bathroom have doors opening from the landing. The top floor is devoted to the master suite with a very large bedroom and dressing area which also has space for a sofa. Beyond this is a luxurious bathroom and, through a door in the bathroom, loft storage.
The courtyard is at the back of the property and is accessed via French windows from the kitchen. It is walled and private - allowing sunbathing during the day and dining under the stars at night.
The property is easy to run and maintain. It is well insulated with double glazing, has electric heating and mains drainage and good, fast broadband (60+mb) connectivity and satellite television wired to most rooms. It also has a builder’s warranty valid until 31 August 2022.
ABOUT THE AREA
Monsegur is an ancient bastide town in the Bordeaux wine growing region of Entre Deux Mers. The town is centred around a square and covered market place which hosts a weekly market every Friday morning and many other events throughout the year. These include summer night markets, an annual jazz festival and antique fairs/flea markets. The town has several restaurants and cafes, to suit all pockets and a comprehensive range of shops. There are medical facilities, schools and a library, a swimming pool, tennis courts and a cinema which shows English language films regularly. The town is popular with foreign residents, second home owners and holidaymakers, but still retains its French character.
