  • A comprehensively restored traditional house
  • Furnishings included in the sale
  • Approximately 20 km from the coast
  • Walking distance of shops and services
  • Sheltered, walled garden and orchard
  • Walking distance from railway station

This noble house was constructed in 1895 for an important local citizen. He had three daughters and their initials are inscribed above the traditional gates which flank either side of the property. A house of such traditional proportions and in such good conditions is rare and, as such, the property is attracting a lot of interest.

The comprehensively renovated house is detached and has 5 bedroom plus 2 bathrooms. It is full of original antique features; lofty ceilings (3.8m) wrought iron details and traditional proportions and roof line. The renovations included modern energy efficient systems and all lighting by LED. it is insulated and fully double glazed, with fibre internet.

The dwelling accommodation is all on one level and measures approximately 183 m² . In addition there is an undercroft of around 68m2 and an outbuilding (14 m²) with for potential enlargement. Externally the property has a 1,200 m2 land parcel which includes a fully walled private garden sheltering a 500 m² lower orchard with fruit trees, well, stream and spring. There are garages and parking.

ABOUT THE AREA

The house is on the edge of countryside in the village of Valonga de Vouga and you are within walking distance of shops and services. The village is situated inland from the coastal town of Aveiro which is about 20km away. It is also midway between Coimbra and Porto, each of which are 70km away to the south and north respectively. Coimbra is the site of Portugal's oldest University while Porto is the capital of the production of port wine and, as such, has a long, historical association with the British, many of whom had port wine vineyards along the river Douro. The area has seen a resurgence in popularity in recent years not least because of its attractiveness to tourists but also because of the beneficial tax schemes which the Portuguese government has set up to attract foreign buyers.
