  • Larger detached stone property
  • Large double garage
  • Central heating plus open fire
  • Woodland arboritum garden
  • Sought after location
  • DPE and GES = maison secondaire

A country house with potential for further development, this property was originally 2 cottages constructed in stone. The cottages are possibly over three hundred years old and have some nice original features in the stonework; a large stone Charentaise fireplace, flagstones, alcoves, an original stone sink with window and a small stone medieval head above door on the exterior. There are lots of wooden beams and it is full of character. The house is for sale due to a bereavement and requires some renovation work.

The upstairs is undeveloped which could add an additional 3 bedrooms and 2 bathrooms with a dressing room/storage. The property would make an excellent 6/7 bedroom house if fully renovated. It is in a tranquil location and would make a great B&B.

The house has a front garden, large side garden with a stone wall separating it from the front garden which would be a fantastic location for a pool. There is a large brick built BBQ and a small pond with tap and electrics. There is a rear garden, overlooking meadow land to the left looking down onto the river Clan. There is also a rear driveway leading up to the road with a block shed structure on the left. The garden has power points and water taps. Beyond the rear garden is an arboretum - or area of ornamental woodland - which has become neglected but which has some fine mature trees: willow, spruce, pines and cherry plus a range of shrubs.

The house is in the commune of Joussé in the southern Vienne. Gencay, a market town, is 19 minutes drive away while Usson Du Poitou and Chateau Garnier are both under 10 minutes away. Poitiers City and airport can be reached by car in around three quarters of an hour. Charroux is around quarter of an hour away and Civray and L’Isle Jourdain - both lovely market towns - can be reached in approximately 20 minutes.

Close by attractions include the Eleanor of Aquitaine Trail, fishing lakes, the Vallee des Singes, Futuroscope, the Floating Village,  Circuit du Val de Vienne (a racing track), Abbey of Notre-Dame de la Réau, canoeing, sailing, fishing, bungee jumping over the river, zip lines through the trees and over the river etc. Location.

South Vienne is in the Poitou Charente and has long summers and short winters generally. It is steeped in history with many chateaux to see and lots of other amenities close by. There is a mix of English, Dutch and Belgium nationalities in this region.
