A generously proportioned, characterful, high-ceilinged, two-bedroom red-brick town house which has the potential to be enlarged (STC). The house is set in an attractive, rural Normandy town, which has a wide range of shops and local schools. It could be possible to convert the garage into additional living space as well as the spacious attic which is suitable for conversion into a self-contained studio or additional room - subject, as always, to the correct consents being acquired. The house is located at the edge of the town and is just a two minute walk from the town centre for shops, doctor's surgery, dentist, bars, restaurants and other amenities. There is a weekly market and a large village hall which is a venue for events throughout the year.
The property would be ideal as a bolt hole for holidays or longer breaks. It is equally suitable for a couple or small family as a permanent home. In addition to a garage at the property, there is plenty of roadside parking nearby. The property is link detached to the rear.
A comment from the present owner: "I love this place. It is a typical rural French town house, convenient for the ports (just over an hour to Caen and Le Havre), cheap to run, and less than 5 minutes’ walk to the shops. It would suit a couple or single person who would like a lock-up and leave bolt hole, without having to maintain a garden. I am selling it reluctantly, simply because my new business requires more space."
ABOUT THE AREA
Vimoutiers lies within the Pays D'Auge, a region famous for cider, pommeau, Calvados and camembert cheese. The locality is very much rural in character. The town itself has wide streets and most shops to satisfy day to day needs. It is very convenient for Lisieux, Trun, Livarot and Orbec. There are are train stations (SNCF) in Argentan and Lisieux giving access to Paris in about 90 minutes. The Channel ferry ports and tunnel are also easily accessible. Le Havre and Ouistreham are about 1hr 15 mins away. There are also air services from Caen (Carpiquet) and Deauville to London and other destinations.
The general area is popular with tourists in the Summer and there are many events throughout the holiday season. There are, for example, many chateaux and manoirs to visit. Additionally it is possible to visit the fashionable Normandy beaches of Deauville, Trouville and Houlgate. Honfleur, in particular, is very popular. All are approximately an hour's drive from the house.
