Paguetout is an impressive and charming Maison de Maitre in a hamlet of 5 houses. Offering 408 square meters of living space over two floors it is suitable as a family house or second home. This haven of peace and tranquillity is currently an established and popular holiday rental property generating in excess of euro 40,000 p.a. The 6 bedrooms and bathrooms would make it a perfect venue for a Bed and Breakfast. The owner is open to consider selling the house fully furnished and equipped, subject to negotiation.

The house sits on just under 4 hectares of land, including lawns, paddocks and mature woodland. It would be an ideal property for keeping horses or other animals and stabling could be provided in the large barn. The attractive outbuildings have potential for conversion, subject to obtaining the necessary permissions, this area being within a protected National Park. One of the outbuildings contains a working 19th Century bread oven and is also used as a games room, ideal for entertaining.

On the ground floor of the house are the spacious and comfortable ground floor reception rooms, one of which opens onto the swimming pool terrace, as well as two bedrooms, one of which is ensuite. Upstairs are 4 further large bedrooms, all ensuite plus an open plan living room.

Landes is a heavily forested area of southwest France, very underpopulated and peaceful, perfectly suited to nature-lovers and those looking for a sunny and relaxing hideaway.

The house is located 5km from the village of Sabres where you will find a grocery, 2 bakeries, a chemist, petrol station, a cafe, a bar, a pizzeria and even a small cinema showing films twice a week. There is also a pretty church dating from the 12th Century and the fascinating and famous 'Marqueze' museum of local life, traditions and architecture, which is an important tourist attraction (https://www.marqueze.fr).

The nearest town is Mont de Marsan, a 30 minute drive to the east. The white beaches of Les Landes are the most beautiful in France and practically deserted for most of the year , the closest being Mimizan, a 40 mins drive. The seaside resort and nature reserves of Archachon are 1 hour away to the north. The stunning City of Bordeaux, a UNESCO World Heritage Site, is 1 hour 15 mins, also to the north.

Biarritz is 1 hour 20 mins away to the south and the Pyrenees are a 2 hour drive away. The nearest ski resorts can be reached in just under 3 hours.
