499 500 euros FIXED PRICE, REDUCED FROM 618 000 EUROS: This beautiful, Perigordine country house with a traditional tower has 4-5 bedrooms, 2 bedroom character cottage and 1 bedroom summer house plus a large pool and stunning views. Currently a family home with a successful holiday let and Bed and Breakfast business, it could equally be a large and comfortable home without any business element.
Situated up on a hillside overlooking the River Vimont valley, the property is near the village of Plazac with all its amenities. It has nearly 2 acres of land, an orchard, pond, huge terrace with stunning views, and sun and dining terrace near the pool. Internally, it is decorated with toile de Jouay wall paper and French antiques, keeping it in the style of a country house but with elegance.
The property is very well located and has extremely flexible accommodation which could generate an income. You could easily live in the main house, with its large living area, where you can also offer bed and breakfast while you also rent out the gite. On the other hand, you could live in the gite and rent out the larger property. Alternatively, you could use the property as a second home/investment and rent the whole thing out for part of the year. Its proximity to many famous prehistoric sites such as Lascaux (cave paintings) Le Grotte de Rouffignac, Le Font de Gaume, and Le Roque Christophe and the stunning surrounding countryside mean that it is in an extremely popular area for holiday makers.
ABOUT THE AREA
La Goulette is on the side of a valley in picturesque, hilly, wooded countryside. Along the bottom of the valley is a small river with a path alongside. The local towns and villages are full of friendly and helpful people. Aside from the local village of Plazac there is Rouffignac, about 7 km away, where there is a good supermarket and many useful shops and services and there is Montignac, 14km away, which has even more. The whole area is full of Neolithic remains and relics and there are of course the famous Lascaux caves with their Neolithic paintings. It is a wonderful area to visit or to live in.
It is around a 45 minute drive to Perigueux the historic departmental capital. Bergerac with its international airport is just over an hour's drive away.
