Our pretty four bedroom house has large, well maintained gardens and a detached one bedroom gite. It is situated 2.1 km outside the Breton village of Huelgoat in central Finistere and is within walking distance of a small cafe/restaurant. The village is on the edge of the Armorique National Park, an area of Brittany which is rich in natural history and beautiful scenery.

The 4 bedroom main house has a ground floor comprising a large kitchen, dining room, utility room and porch. A central hallway leading from the front door to the downstairs bathroom divides the ground floor and there is a large through lounge at the other end. Originally our TV room was used as a fifth bedroom, so in principal you could have a ground floor bedroom if you ever needed it. Upstairs there are 4 bedrooms, 3 double and one single, plus a second bathroom. One of the double bedrooms is currently used as a treatment room. The upstairs bathroom consists of a W/C, basin unit and large walk in shower, the ground floor bathroom has a W/C, basin unit and large Jacuzzi bath.

The gite (or second house) consists of a kitchen/diner on the ground floor with a compact shower room, w/c and basin unit. A lounge/TV room with separate double bedroom is upstairs. There is also a storage area, currently used as a gym. Attached to the rear of the gite is a large internal storage area used for garden equipment.

The entire property has been subject of a complete refurbishment during our ownership and it requires little further work in order to provide a spacious and well appointed environment.


ABOUT THE AREA

Huelgoat and the surrounding area is renowned for its popularity with holiday makers and visitors from throughout Europe. Its key attraction is its location in central Brittany with its lakes, rivers and forest walks which attract families, cyclists and walkers of all ages throughout the year. Picnic tables abound and are used 365 days a year, particularly by Europeans who do enjoy the outdoor lifestyle the area offers.

The house's central position also provides easy access to the entire incredible coastline of the province, with all coastal regions being approximately equidistant from Huelgoat. The road system is mainly one of well maintained country roads and we never experience more than light traffic. The Port of Roscoff is an hour's drive away as it Brest Airport. The larger towns of Morlaix and Quimper being 20 mins and 65 mins away respectively provide access to main Government bureaux, up-market shopping, hypermarkets, etc. 

Huelgoat, which is a three minute drive away, has a good range of essential shops and a weekly market. Less than 1 km away from the house is a café/library - L'Autre Rive where you can go for a drink or a meal.

THE GITE

The second house on the property has been developed as a “Gite”, for our purposes, to generate some extra income but mainly to give the building a purpose after our restoration programme.
