  • Stone farmhouse with outbuildings
  • Characterful; many original features conserved
  • 4 bedrooms - master en-suite
  • Very spacious reception rooms
  • Sheltered, secluded gardens
  • DPE = 151 [D] GES = 15 [C]

This charming ensemble of four bedroom house plus outbuildings is set around a typically rural French "basse-cour". The stone buildings were originally grouped to give a sheltered farmyard where, in days gone by, chickens and ducks would safely scratch and dabble. Now the grounds are a pretty garden which is laid to grass with stone walls, gateways, trees and shrubs.

The property offers very flexible accommodation which retains many original features, including exposed beams, a beautiful flagstone floor, a stone sink and a potager (or soup warmer). It has been modernised and now provides a comfortable family home, but the flexible layout means it could easily be used as a B & B or, by adapting the outbuildings, the base for another business.

The house has a large kitchen and separate large living room plus a bedroom on the ground floor. Upstairs there are 3 double bedrooms, a study/office, bathroom and WC. There is a separate entrance to the first floor, via an old stone staircase, giving added privacy. There are also several outbuildings that could be converted and developed. The pretty gardens surround the property plus there is an additional plot of land down the lane. This is currently used as a vegetable garden but it would also be suitable for keeping chickens or small animals.

The property is rural, set in a quiet hamlet and part of a friendly commune (the French equivalent of an English parish). However, it is only around 10 kms from Lezay, a small town with a lively weekly market; the largest in the area. The hamlet is less than 1 km from a good road connecting it to Poitiers, a distance of 40 kms, with its airport and major train station, as well as good shops, restaurants and other facilities. The N10 and A10 are easily accessible and there are also good road links with Niort and, further afield, La Rochelle and the coast, Limoges, Saintes and Cognac.
