This is a fully renovated four bedroom property, with lots of character, WONDERFUL VIEWS and a BEAUTIFULLY LANDSCAPED GARDEN. It has AN INDEPENDENT APARTMENT which rents out for 9 months of the year and is only A SHORT WALK FROM THE TOWN CENTRE.
Lamalou les Bains is a thriving, vibrant town with something going on all year round. The house is situated in a quiet location, with a garden that is private and not overlooked. The property is two minutes walk from the town centre. The garden is a key feature of the property, having been carefully landscaped to provide seating areas in sun or shade and make the most of the stunning scenery.
The house itself is on two levels. On the ground floor is a bedroom and cloakroom in the main part of the house and a self-contained one bedroom apartment with it's own private terrace. The apartment rents easily for 9 months of the year and brings an average income of 7,000 euros. On the first floor is a living/dining area with wood burner, kitchen, two bedrooms, two bathrooms and small laundry room. The house has a newly installed gas central heating boiler.
A door from the living area leads to a terrace and then up some steps to the back garden, which is beautifully landscaped. A winding path leads beyond the decking to an outbuilding (with electrics), currently used as a micro-brewery. There is no swimming pool, but no pool maintenance either. However, there is a very large outside public pool at the end of the road. The property has a large outside parking area with a detached garage. Neighbours are quiet but friendly. Local airports at Beziers, Montpellier and Carcassonne are easily accessible. This is a great place to live, and if it wasn't for the pull of grandchildren, we'd be staying!
ABOUT THE AREA
Lamalou les Bains is in the valley of the river Orb, looking up at the Caroux mountains. You can get your own cold, clear spring water here, straight from the source. The locality is ideal for climbing, canoeing, walking and golfing. The town itself is attractive, has a cinema and lots of live music events, even through the winter. During the summer, the entire main street is taken over by music and dancing every Thursday evening.
The town's businesses thrive due to its reknowned medical treatment centre, for which people travel for a three week "cure" from all over France. Because of this, the town is very accessible for people with mobility problems and there is an inclusive mindset here that makes it a very special place.
