The detached house benefits from four bedrooms and a large, open plan living room which opens onto a spacious covered terrace. It is rural and private but is on the edge of a typical Minervois village.
The living area is divided into three sections - a sitting area, with both terrace access and a powerful wood burning stove, a dining room and a solid oak kitchen which incorporates fitted appliances. There are three bedrooms and a shower room on the ground floor. The current owners use one as a study, making the property ideal for working from home or as space for a hobby. Upstairs is the master suite of bedroom and bathroom.
Externally, the gardens are young but have been planted with a wide range of shrubs and trees which are starting to mature. The property is approached by a drive with a gravelled parking area alongside the double garage. At the other side of the house the covered terrace extends to two sides of the building giving privacy and a varied view. There is plenty of space for a pool.
ABOUT THE AREA
The Minervois is a respected wine producing region of southern France. and is known for its limestone "garrigue" countryside which is so evocative of southern France. It is within easy reach of the beautiful city of Narbonne, the iconic Canal du Midi and the Mediterranean coast. You are also handy for the Cathar countryside of Carcasonne and the surrounding towns and villages which are steeped in legend and are fascinating to explore.
The house is no more than half a kilometre from the centre of a stone built, typically Minervois, village with a post office and mairie. In just over 5 minutes by car you can be in the market town of Olonzac where you will find good basic services including a supermarket and several cafes/restaurants. The village of Homps, which sits on the Canal du Midi, is a couple of kilometres further on. The area is fantastic for walking and cycling - for all levels of fitness, from those who prefer a flat meander through the vineyards to exploring the scenic slopes of the Montagne Noire, up to the local high point of the Pic de Nore. The historic city of Narbonne is 30 minutes away by car, with the nearest beaches a 40 minute drive from the house
