This charming, traditional stone built farmhouse has been in the same family for 115 years. It has slightly over half a hectare of farmland with the option of also being able to buy the adjacent field. The house is sound, but is ready for renovation, allowing its new owners to give it their own personality and shape it to their own requirements.
The house comprises two floors, with around 103m2 in floor area with an attached barn of approximately 60m2. It was built at the beginning of the 20th century and has traditional thick stone walls which keep the house cool in the summer. There is also an enclosed garage which will hold two cars. The ground floor of the house has a glazed entrance/conservatory, kitchen, dining room and bedroom. Upstairs are two further bedrooms and a bathroom. There is also a 30m2 cellar.
The house is set back from the road, along a short drive which leads to a parking area at the front and to the barn which adjoins the back of the house. A field of 6200m2 which has a 100 year old oak tree in it surrounds the house. There is an additional field of about 1000m2 which is not included in the price of the property being advertised, but could be bought in addition.
ABOUT THE AREA
The house is on the edge of the village of Saint Laurs which is a small but growing community on the western edge of the Deux Sevres department. The area, which is midway between Poitiers and La Rochelle is rural but access to transport links is good; in less than 30 minutes you are in busy Fontenay-le-Comte which gives quick access to the A83 autoroute and to a very popular tourist area known as the Marais Poitevin, where pretty waterways criss cross the countryside giving it the nick-name "Venise Vert". It is just over an hour to the fashionable seaside town of La Rochelle.
There are two international airports around an hour's drive away - at Poitiers and La Rochelle. Poitiers has good train connections for Paris.
