  • Detached, stone-built and modernised
  • Enviable, quiet, protected site by a river
  • 3 beds, lounge, dining room, outbuildings
  • Spacious kitchen with access to terrace
  • Manageable garden with mature trees
  • DPE = second home

Le Moulin de Peytavaud is an exceptional 19th century, detached house which still has many original features. It is in a beautifully quiet, rural location with charming views and is in a protected zone of outstanding natural beauty on the edge of the river Gartempe. The zone is protected from further development although enhancements to existing buildings can still be made.

The stone-built house has been tastefully modernised using skilled French artisans. It has large, airy and spacious rooms with good views. There is a voluminous and ergonomic kitchen which is fitted with integrated appliances. A door from the kitchen leads directly to a terrace which has easy stepped access to the garden. There is a spacious dining room and lounge, each with beamed ceilings and a fireplace. All bedrooms and the bathroom are insulated and double glazed. The bathroom is up to date, large and partially tiled. It has a wash basin, WC, bidet, bath and overhead shower.

Many original features have been preserved including stonework, exposed beams and fireplace. There is a huge barn with a concrete floor. The stable and log sheds have original stone floors. Half of the remains of an old, derelict watermill with grinding and power generation rights is also on the property. The manageable, grassed garden is surrounded by mature trees and there is lots of wildlife - deer, birds, insects, squirrels, little light pollution and an amazing night sky.

ABOUT THE AREA

The house is between Poitiers and Limoges, both of which have airports. It is within 5 Km of Bussiere-Poitevine with bank, post office, restaurants, butcher, baker, grocery stores, doctor's surgery, pharmacy, petrol station, garage, hardware store, large discount store and the 11C Saint-Maurice church. Le Dorat, 14 Km away has the Romanesque 11C Collegiate of Saint-Pierre, horse racing, horse show, sound and light show, craft days, Christmas market, concerts and sport activities. Bellac, 17 km away, is photogenic with its old bridge over the river Vincou and its hilltop houses around Notre-Dame church which houses the ancient reliquary of Limousin. Here you also have Jean Giraudoux's house/museum and an annual July festival is dedicated to theatre and jazz.
