Near St Cirq Lapopie - A wonderfully spacious house with magnificent panoramic views over the River Lot valley and the Chateau de Cenevieres with the cliffs of the celebrated village of St Cirq Lapopie as a stunning backdrop.
The house is located on the edge of the medieval village of Calvignac, which is perched high above the river. It enjoys an independent position surrounded by approximately 2 acres of grounds mainly laid to grass. The immediate areas around the paved terrace and poolside are framed by climbing roses, attractive aromatic shrub borders and mature hedges.
You enter the house by a central set of wide steps leading to the first floor covered balcony where you can enjoy sheltered dining and relaxation and appreciate to the maximum the stunning views. Through the front door, you have a hallway with a salon (25 m2) and its feature stone corner fireplace to one side, and fully fitted kitchen /diner (12 m2) to the other, both having French doors on to the covered balcony. There are 2 double bedrooms, (17 & 14 m2) both with en-suite facilities and French doors that give on to another balcony on the eastern side of the house, perfect for enjoying your morning coffee with the rising sun. There is also a laundry room at this level.
The internal staircase descends to the ground floor, which offers three further bedrooms, (25,12 and 8 m2). The largest bedroom has its own en-suite facility and the 2 others share a bathroom/WC (4.5 m2)with spacious Italian walk-in shower. In addition, and a feature which renders the property so flexible and practical, there is a large L-shaped living/dining room (32 m2) and a 2nd fully fitted kitchen (9 m2) - ideal when receiving guests and the family. There are triple French doors from these areas which lead directly on to another external dining patio which is covered by an awning. There is also a large dry cellar/storage area (21 m2).
Adjacent to the paved terrace of the house is a heated swimming pool of 12m x 6m and lower down, on the edge of the grounds, is a tennis court.
To the side of the house, and with its own independent access, is an open-fronted stone barn which can house 3 cars and also has a partitioned area for further storage.
