Our TWIN COTTAGES, 1 hour south of the Loire Valley, RENOVATED IN TRADITIONAL STYLE in the 90s, are stone-built, oak-beamed, and mainly original tommette-floored in the local style. They have been a holiday home for 25 years and one has been occasionally rented out as a gite. The property, which also has an attractive range of traditional OUTBUILDINGS, is immediately habitable with basic amenities, and offers great opportunities.

Cottage 1 (with a habitable area of around 100m2) has an entrance veranda opening into the living area with open fire and equipped kitchen with view to garden. Oak stairs lead up to bedroom 1 and a bathroom, and double doors open onto a west-facing wisteria-shaded terrace with garden and fields beyond. Stone steps lead down to the vaulted wine cellar and up to a study with wood burner and spiral stairs to converted hayloft bedroom 2 with exposed carpentry and views across the garden and countryside. A downstairs w.c. off the veranda also opens out to the terrace and rear garden.

Cottage 2 (with a habitable area of 126m2) has three wood burners, two living rooms downstairs with kitchen area, a shower room and two bedrooms upstairs opening onto a roof terrace with views over garden and woods.

The dwellings share mains water and electricity (no duplication of standing charges).

ABOUT THE AREA

Enjoy cycling, walking and birdwatching from the property in the hamlet of Les Viaullieres, commune of Chaumussay, surrounded by woods, meadows and sunflower fields. The Claise valley runs through Chaumussay where there is an additional 2200m2 "coup de peche" (fishing plot, 1km) also available for sale with the property. Shops, cafés and restaurants are within 10km at Preuilly-sur-Claise or Le Grand Pressigny. The Brenne natural reserve (15km) is a haven for wildlife. The famous Loire Valley chateaux are about 1h drive. The property is ideal for peaceful getaway holidays or for self-sufficient year-round living.

OUTBUILDINGS

There are two traditional stone and oak-beamed barns one with magnificent volumes for potential conversion as a gite, the other used as a garage/woodstore, a stable, a workshop, a working well (6-7m with pump, never dry even in 2003 drought), an outdoor covered area with stone-slab table next to the old bread oven, great for outdoor cooking and entertaining, and two stone-walled potting/garden sheds. Outbuildings total 135m2 floor area, most with electrical supply and stable and workshop adjoining cottage 2 with great potential for incorporation into the living space.

GARDENS AND GROUNDS

Both cottages share a common entrance area shaded by lime trees, off a road which is a track to a few houses and fields, without through traffic. There is a separate entrance from the Chaumussay to Chambon road for cottage 2 if needed. The cottages are surrounded by 3100m2 of pretty, hedged garden including walnut, apple, fig, cherry and plum trees, shrubs and a (dormant) vegetable plot with possibility to extend into the walled meadow area. The soil is light and fertile making this property ideal for a self-sufficiency project.

The property is in a peaceful setting in an unspoilt region, not overdeveloped for tourism, without being completely isolated. We recommend to visit early in 2019.
